Independent Analysis

Emmeline’s assessment

Strongest Feature

An ultra-exclusive freehold boutique in prime Tanglin — just six grand 3- and 4-bedroom homes on Robin Drive, a tucked-away address in one of Singapore’s most desirable postcodes. Freehold land in D10 this sizeable and this private is a genuinely scarce thing.

Main Consideration

It’s a six-unit project, so this is pure boutique — no resort facilities to speak of and a very small community. And at ~$6m+ for a 3-bedder up to ~$9.5m for a 4-bedder, you’re paying a steep premium for exclusivity and location over scale and amenities.

Who This Suits

Discerning owner-occupiers who value freehold tenure, a prime Tanglin address and absolute privacy over shared facilities and bells-and-whistles.

Who Should Skip

Anyone wanting full condo amenities, a larger community, or better value-per-square-foot — that’s not what this is.

Own-Stay Outlook

Wonderful for the right buyer — a quiet, prestigious, freehold home in an established upscale neighbourhood with nothing to wait for.

Investment Angle

Freehold D10 scarcity with only six units on the market gives an enduring-value story, but liquidity is razor-thin and the price point is niche — a prestige buy, not a trade.
