Fresh 99-yr lease means the premium is high for a leasehold, and the entry price sits comfortably in the $1.4M+ range for a 1-bedder. The 3-bedroom options are already very thin (single digits left as at August 2026), so if you wanted a 3-bed on the river you’ve got little to choose from.
