Independent Analysis

Emmeline’s assessment

Strongest Feature

A small, exclusive freehold tower right on the Grange Road/Orchard corridor — that’s about as prime as CCR gets. Only 60 units, just 1 and 2-bedder layouts, and it’s basically complete, so what you see is what you buy. Being freehold in the heart of Orchard is genuinely rare.

Main Consideration

Let’s be honest — it’s a last-unit situation, so your choices are thin (basically waitlist-level, as at August 2026). Orchard MRT is roughly a 6-minute walk, not doorstep, but it’s a pleasant walk down Grange Road. And that freehold premium means prices sit high on a psf basis.

Who This Suits

Buyers who want a ready-to-move-in freehold address in the core Orchard area and don’t mind paying up for scarcity and location.

Who Should Skip

Anyone who needs units to choose from, or who wants bigger family layouts or cheaper psf — this is a compact, premium-scarcity play, not a value buy.

Own-Stay Outlook

Excellent for someone who lives and works around Orchard/River Valley — the location is superb and being freehold in CCR is a lovely thing to own, just be ready for the premium price.

Investment Angle

Freehold boutique units in D10 hold their scarcity value, and the Orchard rental pool is deep — but the entry price is high, so your yield will be modest and the play is really capital appreciation over time.
