Independent Analysis

Emmeline’s assessment

Strongest Feature

A true rarity — 999-year leasehold near Pasir Ris, a tenure almost impossible to find in a launch these days. It’s a small low-rise near the coast and green, with an uncommon long-tenure position. Great for buyers who want “effectively freehold” without the freehold premium.

Main Consideration

Be honest — the MRT is genuinely far. Pasir Ris East is around 1.3km and Pasir Ris station over a kilometre, so it’s a bus/cycle or drive rather than a walk. It’s a quiet, car-oriented stretch, and at only 23 units, facilities and stock are minimal.

Who This Suits

Long-term owners who prize the 999-year tenure and a peaceful, coastal, low-density lifestyle and don’t rely on walking to the train.

Who Should Skip

Anyone who needs an MRT within a short walk, or who wants a full-resort development with plentiful facilities.

Own-Stay Outlook

Lovely and tranquil for those who love Pasir Ris — near the beach and park with an effectively rare long lease — as long as you accept the car/bus lifestyle.

Investment Angle

The 999-year tenure is the standout for long-term value retention; demand at Loyang is quieter and MRT access is the main constraint, so this is a hold-and-enjoy play more than a flip.
