Independent Analysis

Emmeline’s assessment

Strongest Feature

A genuinely quiet, leafy spot in Upper Bukit Timah just off Jalan Jurong Kechil, surrounded by landed estates and greenery — and it’s well-connected to Beauty World MRT (DT5), so you don’t have to give up convenience for the calm. Reasonable pricing for the district makes it worth a serious look.

Main Consideration

Be honest on the MRT — it’s close on the Downtown Line but the walk isn’t instant, and the TOP is further out (2029–2030), so you’re waiting a while to move in. The leafy setting is lovely but the immediate neighbourhood is still largely landed and quiet, not amenity-dense.

Who This Suits

Families and upgraders who want a peaceful, green Upper Bukit Timah setting with good MRT access, and who are happy to wait for a 2029–2030 handover.

Who Should Skip

Anyone needing an MRT on their doorstep or a quick move-in, or who wants a more built-up, amenity-rich street.

Own-Stay Outlook

Strong for those who value peace, greenery and schools nearby — the landed, low-density surrounds make it a lovely place to raise a family, provided the MRT walk and wait suit you.

Investment Angle

Upper Bukit Timah’s landed enclave and steady demand, plus a well-regarded developer, give the story weight — but the longer TOP means patience, and launch pricing needs the area’s value to keep pace.
