Emmeline’s assessment
The first private condominium in Singapore’s Tengah “Forest Town” — a brand-new, smart-and-sustainable precinct with car-lite design, greenery at your door and direct service from Hong Kah MRT on the Jurong Region Line. Being first in a new master-planned town is genuinely exciting.
The honest flip side is that Tengah is still being built out — the town, amenities, schools and the full retail scene aren’t fully matured yet, and won’t be for several years. It’s also far-gone in sales (low single-digit balance — a couple of 4-Bedder Premium units left with yard), so you’re buying the tail-end of a launch and waiting for the neighbourhood to catch up.
Buyers who believe in the long-term vision of Singapore’s first smart town, want a new home in the west near the JRL, and are happy to grow with a brand-new heartland.
Anyone who needs fully-built-out amenities, schools and retail today, or who wants a broad choice of unit types — choice is extremely thin now.
Good for patient, forward-looking families — a modern, green, smart home in a town designed around walking and greenery — provided you’re comfortable with the precinct still maturing.
First-mover status in Tengah at ~$821 psf land cost leaves a credible growth runway as the town fills in and the JRL opens up connectivity, though the near term is a yield-and-amenity wait.
