Emmeline’s assessment
This is the first private residential launch in Queenstown since 2018, sitting just a short ~3-4 minute sheltered walk from Queenstown MRT on the East-West Line. Rare city-fringe land in a hot selling estate, with strong developer pedigree (Hong Leong/GuocoLand).
Be honest — it’s priced at a premium (from around $2,437 psf), consistent with Queenstown’s popularity and its scarcity. As at August 2026 it’s into its later stage (only limited units left — the extract shows just 7 x 2BR remaining), so choice of stack and view has narrowed considerably.
Buyers who want the highly sought-after Queenstown address with genuine MRT convenience, great resale appeal and strong schools around — and who are comfortable with a premium entry price.
The budget-conscious, or anyone who wants a full menu of layouts and units to pick from this far into the campaign.
Excellent — a well-located, convenient city-fringe home close to Queenstown’s established amenities (Queensway, Anchorpoint, the Alexandra belt), and a sheltered walk to the train rain or shine. A great place to live if the price sits right with you.
Queenstown’s resale demand and its scarcity as a launch (first since 2018) underpin a compelling story, but the high psf means entry price is everything. The new areas coming up nearby should support values over the longer term.
