Independent Analysis

Emmeline’s assessment

Strongest Feature

It’s a genuinely quiet, leafy spot in the Upper Bukit Timah corridor at the old Pine Grove site — the kind of calm, green, family-friendly environment that’s hard to find in a brand-new launch. And it’s a rare large project in the area.

Main Consideration

Be honest on the MRT — it’s not a quick walk. King Albert Park MRT is further than people expect, and Dover is nearer but still not a short stroll. If rapid rail access matters to you, factor that in. Also, it’s nearly sold out (single-digit balance as at August 2026), so choice is limited.

Who This Suits

Families and upgraders who put liveability and greenery above MRT doorstep, and who are happy with the peaceful Pine Grove setting.

Who Should Skip

Anyone who needs an MRT within a short walk, or who wants a full range of layouts to choose from this late in the launch.

Own-Stay Outlook

Excellent for those who value peace — the environment, cooler breezes and the family feel make it a lovely place to live, provided the MRT walk works for you.

Investment Angle

Large sites in D21 are scarce and the Upper Bukit Timah rental pool is mature, so there’s appeal — but a future Maju MRT and the area’s steady demand are the longer-term story to watch.
