Emmeline’s assessment
It’s the residential half of a big integrated live-work-play project right in the city fringe — One Sophia’s retail and amenities sit below, and you’re genuinely close to Dhoby Ghaut’s connecting MRT hub. Fresh 99-yr lease from late 2023, so you get a full lease term on a brand-new build.
Be honest about the MRT — it’s walkable to the Dhoby Ghaut / Orchard cluster but not a door-to-door one-minute hop; Great World, Havelock and Orchard are a stretch. It’s a Category A-priced city-fringe project, so you’re paying CCR-ish prices on a 99-yr lease. As at August 2026 the smaller suites are running thin, so your pick of the better-priced units is limited.
Urbanites and first-time city buyers who want the energy of a mixed development — retail, dining, offices under one roof — and value the Orchard/Dhoby Ghaut access over a quiet neighbourhood.
Anyone who wants a big landed-style family home or who needs to buy at a budget under the city-fringe range; also anyone put off by a 99-yr lease in the Core Central region.
Strong for those who love a connected, vibrant lifestyle — everything’s on your doorstep and it’s one of the newer integrated projects. Just make sure the 99-yr lease and the walk to the bigger interchange both work for you.
Integrated developments in D9 hold rental appeal because of the Westfield-style convenience, and the lease is fresh. The shorter lease vs freehold does weigh on long-term resale, so this is more a location-and-lifestyle play than a freehold-store-of-value play.
