Emmeline’s assessment
This is a solid, family-friendly private condo in a still-maturing northern precinct, steps from the huge Bukit Canberra integrated hub and within walking distance of Canberra MRT. It’s also about as affordable as fresh private launches get in today’s market — the 3BR Premium under $2m is a rarity.
Be honest on connectivity — Canberra MRT is walkable (about 750m, a good 8-10 minutes) but it’s not at your doorstep, and there’s a shuttle to help. The neighbourhood is still built-out, so amenity choices are thinner than in mature estates. And it competes directly with much cheaper ECs nearby, which you should weigh up if your budget is tight. Also note the TOP date — [verify: 2029 vs 2030] — so factor in a longer wait.
Families and first-time private buyers who want space and a fresh 99-year lease at a softer price point, and who don’t mind being a bus/shuttle ride or a ~10-minute walk from the train.
Anyone who needs an MRT right at the gate, or who wants a mature, built-out neighbourhood with abundant F&B and retail right now.
Good for those who value space, greenery and a quieter pace, with Bukit Canberra bringing a proper hub of amenities as the area matures. Just be comfortable with the suburban, car-dependent reality.
You’re underwriting future demand here rather than proven rental yields — the North-South Corridor, RTS Link and Bukit Canberra development are the medium-term story to watch. It’s affordable now, which gives room, but note it sits alongside cheaper ECs.
