Independent Analysis

Emmeline’s assessment

Strongest Feature

This is a compact, distinctive 188-unit project in a hot D7 location near Bugis, Lavender and Nicoll Highway MRT, backed by heavyweight developers (Far East, Sino, Perennial). A rare mix of boutique scale in a plugged-in city location.

Main Consideration

Be honest — it’s a smallish project, so the facility and community feel is more boutique than resort, and pricing is city-typical. As at August 2026 there’s still a decent range but some layouts are thinning (2BR with 16 left, 4BR around 13-15 left), so the middle of the campaign is the sweet spot for choice.

Who This Suits

City workers and buyers who want a well-connected D7 address with easy rail access, good food and the buzz of the Beach Road/ Bugis area, in a manageable boutique development.

Who Should Skip

Those who want a big resort-style project with extensive facilities, or a quieter suburban setting.

Own-Stay Outlook

Great for urban living — MRT options nearby, the city at your fingertips and strong developer quality. Just go in expecting a boutique, city-centre vibe rather than a sprawling resort.

Investment Angle

D7 city-fringe locations with this developer pedigree tend to hold up well, and the popular Bugis/Lavender belt has solid rental demand. As always with city pricing, entry point matters.
