New Launches with Best MRT Access

Lucerne Grand — Lakeside MRT (East-West Line)

Walk in under 3 minutes. Directly adjacent to Lakeside MRT station. Jurong Lake District transformation means improving amenities. CDL development quality. 575 units — good facility support. Strong rental demand from Jurong East commercial hub workers.

Consider: OCR location — factor in longer CBD commute times.

Skywaters Residences — Shenton Way MRT (Circle Line/TEL)

CBD doorstep. Ultra-convenient for professionals working in the financial district. Future gateway of the CBD with ongoing area transformation. Freehold. Strong capital preservation potential.

Consider: Premium pricing reflects CCR location. Weekend neighbourhood quieter.

Newport Residences — Tanjong Pagar MRT (East-West Line)

Walking distance to Tanjong Pagar MRT. Anson Road location in the heart of the CBD. CDL development. Ideal for professionals who want city living without car dependency. Strong rental fundamentals.

Consider: CBD living means higher per-square-foot pricing for smaller units.

The Collective at One Sophia — Bras Basah MRT (Circle Line)

City fringe MRT. Bras Basah location with access to multiple MRT lines. Close to arts and heritage district. Ideal for young professionals and investors targeting city-fringe tenants. Dynamic neighbourhood.

Consider: Mixed-use development — consider noise and traffic from commercial components.

One Marina Gardens — Marina South MRT (future)

Future MRT doorstep. Marina South will have its own MRT station as part of the Greater Southern Waterfront development. Premium waterfront positioning with expansive sea views. Long-term play on a new district.

Consider: Future station means interim reliance on bus/road transport. Longer-term horizon required.
